<p>The Eanes Independent School District is currently comprised of 9 schools in the <a href="/city-of-west-lake-hills/">West Lake Hills </a>area.  The Eanes district is known for its consistent exemplary status, which is the highest designation awarded in the State of Texas.   When most people think of Eanes, they think of the City of West Lake Hills.  The City of West Lake Hills is indeed in the Eanes district, as well as the City of Rollingwood, but an even larger portion of the district is in the City of Austin.</p>
<p>Currently, there are 224 single family houses for sale in Eanes ISD.  The City of West Lake Hills has 25 within the city limits, and the City of Austin has the remaining 199.  There are only 29 condos available for purchase in Eanes ISD and all are in Austin. (see maps to see general areas, I can only put 100 homes on a map, which is why there are 2 for the City of Austin.)</p>
<p>Looking by zip code?  There are 70 homes in Eanes ISD available for purchase in the 78733 zip code and 154 in 78746.  All of zip code 78733 is in the City of Austin which is on the west side of 360 (Capital of Texas Highway).</p>

<p>Why haven&#8217;t I mentioned the City of <a href="/rollingwood/">Rollingwood</a>?  Rollingwood is very small, so the inventory of available properties is always low.  I typically recommend buyers widen their search to include the City of West Lake Hills, if they are considering Rollingwood.</p>
<p>When considering looking in Eanes ISD, it is important to consider location to points of interest and distance to work.  As you can see from the pictures it covers a bit of ground which can mean an extra 20 minutes in commuting time depending on your destination.</p>

<p>Overall, the Austin market is strong.  Areas averaging 3 months or less are considered to be seller&#8217;s markets.  Four to six months are considered neutral markets.  Six months or more time on the market is considered to be buyer&#8217;s markets.  The exceptions to this are:   luxury properties over $800,000, because there are less buyers and new construction where the projects are actively marketed before or during building.</p>

			<content:encoded><![CDATA[<p><span style="font-family: Verdana; font-size: small;">I have spent some time in Western Austin.  From West Lake Hills, all the way up to Milwood.  I have to say overall, I am a little disappointed some listing agents and owners aren’t preparing a home as well as they could for sale.  Basic things like replacing the carpeting, touching up nail holes….how about vacuuming?  When you sell your home, it should shine.  If ’shine’ is too much to ask for…how about clean enough for company.  You are going to have company when selling your home. I am calling them company, but they also happen to be your harshest critics.</span></p>
<p><span style="font-family: Verdana; font-size: small;">My top 2 goals as a listing agent, are to sell your home in the shortest amount of time, for the most money possible.  When I’m listing a home, I don’t really care how many homes are on the market.  I just want my listing to shine, so it’s the next one to sell.</span></p>
<p><span style="font-family: Verdana; font-size: small;">Now, I’m not telling you to install $30,000 in granite.  All I am saying is make that Formica the best it can be!</span></p>

			<content:encoded><![CDATA[<p>I had 5 people come to my open house on Sunday, which is 5 more than most of my colleagues.  Most were surprised since the house I was holding open listed for $649,000,  in comparison, their properties were priced much less.  As I have noted in the past, markets are local.  </p>
<p>Within the ‘market’ I was in, my home was the exception &#8211; not the rule.  </p>
<p>In another area of Austin, that same house may be perceived as expensive, but in Rollingwood and Westlake Hills combined, I was in the 4th lowest priced house out of a total of 16 available for purchase.  In fact, my house, was one of only 8 homes listed for under a million dollars.  </p>
<p>So, for my market, this house was a bit of a head turner because of the price, which led to my open house traffic on a rainy, cold afternoon.</p>
